Delivery & Shipping Disclosure

Please read this policy carefully before completing your purchase. By accepting delivery of your tiny home, you agree to all terms outlined below.

1. Shipment Release & Transfer of Responsibility

Once your Easy Homes’ tiny home departs our manufacturer facility and is released to the carrier or transport provider, full responsibility for the unit transfers to the buyer (you). This transfer occurs at the moment the carrier takes physical possession of the structure at our loading dock or designated release point.

The buyer (you) acknowledges that our company’s obligations regarding physical custody, care, and control of the unit are fully discharged upon shipment release. Any damage, loss, delay, or incident occurring after this point is the sole responsibility of the buyer and/or the selected carrier. We strongly recommend purchasing comprehensive transit insurance prior to shipment.

2. Waiver of Liability

To the fullest extent permitted by applicable law, our company, its officers, directors, employees, agents, and affiliates expressly disclaim and waive all liability for any claims, damages, losses, costs, or expenses — whether direct, indirect, incidental, consequential, or punitive — arising from or related to the transportation, delivery, placement, or installation of your tiny home.

This waiver includes but is not limited to: road damage during transit, structural stress from transport, delays caused by weather or road conditions, damage resulting from improper site preparation by the buyer, and any third-party carrier negligence. Our liability is strictly limited to defects documented and reported prior to shipment release.

3. Customer-Selected Shipping

Buyers have the option to arrange their own transport provider for delivery of their tiny home. When a customer-selected carrier is used, our company bears absolutely no responsibility for the carrier’s performance, conduct, licensing, insurance coverage, or delivery outcome. The buyer assumes all risk associated with their chosen transport arrangement.

We require that any customer-selected carrier be properly licensed, bonded, and insured for oversized load transport in all jurisdictions through which the unit will travel. We reserve the right to refuse release of the unit to any carrier we deem unqualified or uninsured. Buyers must provide carrier credentials at least 72 hours before the scheduled pickup date.

4. Inspection & Acceptance

The buyer is strongly encouraged to conduct a thorough in-person inspection of the tiny home at our facility prior to shipment. We offer scheduled pre-shipment walkthroughs to document the unit’s condition. Any defects, discrepancies, or concerns must be formally noted in writing and acknowledged by both parties before the unit is released.

Upon delivery at the destination, the buyer must inspect the unit immediately and before signing any delivery receipt. Signing the delivery receipt without notation constitutes unconditional acceptance of the unit in its delivered condition. Any damage claims submitted after a clean delivery receipt has been signed will not be honored by our company and must be directed to the carrier.

5. Risk of Loss

Risk of loss or damage to the tiny home passes to the buyer at the FOB (Free On Board) origin point — our manufacturing or storage facility. From that moment forward, the buyer bears all risk of loss, theft, destruction, or damage regardless of cause, including but not limited to accidents, weather events, acts of God, vandalism, or carrier negligence.

We strongly advise all buyers to secure appropriate insurance coverage effective from the date of shipment release. This includes transit insurance, homeowner’s or dwelling insurance, and any coverage required by local ordinance at the delivery site. Failure to maintain adequate insurance is solely the buyer’s risk and responsibility.

6. Delivery Requirements

The buyer is solely responsible for ensuring the delivery site meets all requirements for safe and legal delivery of an oversized structure. This includes but is not limited to: adequate road width and clearance, weight-bearing capacity of roads and bridges on the route, overhead clearance from power lines and trees, and a level, stable, and accessible placement area.

  • Minimum 14-foot road width and 16-foot overhead clearance along the entire delivery route
  • A pre-leveled foundation, pad, or parking area capable of supporting the unit’s full weight
  • Utility disconnects and clear access for crane or forklift equipment if required
  • A responsible adult (buyer or authorized representative) must be present at delivery
  • Any required road use permits or utility line lowering arranged in advance by the buyer

If delivery cannot be completed due to site inadequacy, inaccessibility, or buyer unpreparedness, the buyer will be responsible for all redelivery fees, storage costs, and any additional transport charges incurred. Our company and the carrier reserve the right to abort delivery if site conditions are deemed unsafe.

7. Permits & Zoning Compliance

The buyer is exclusively responsible for obtaining all necessary permits, approvals, and authorizations required for the transport, placement, and habitation of the tiny home at the destination site. This includes building permits, zoning variances, land use approvals, utility connection permits, and any oversized load transport permits required by state or local authorities.

Our company makes no representations or warranties regarding the legality of placing or inhabiting a tiny home at any specific location. Zoning laws, HOA restrictions, and local building codes vary widely and change frequently. We strongly recommend consulting with a local zoning attorney or building official before purchase. Non-compliance with local regulations is entirely the buyer’s responsibility.

8. Our Commitment to Quality

While our liability is limited as described in this policy, our commitment to craftsmanship and quality is absolute. Every tiny home we build undergoes a rigorous multi-point quality inspection before leaving our facility. We document the unit’s condition with photographs and a detailed inspection report, a copy of which is provided to the buyer at the time of release.

We stand behind our workmanship. Any manufacturing defects identified and documented prior to shipment will be remedied at our cost. Our goal is for every buyer to receive a unit that exceeds their expectations — and we work diligently to ensure that every home we ship reflects the pride and care we put into building it.

9. Acknowledgment & Agreement

By completing the purchase of a tiny home from our company, signing any delivery receipt, or accepting physical possession of the unit, the buyer acknowledges that they have read, understood, and agreed to all terms and conditions set forth in this Delivery & Shipping Disclosure Policy in its entirety.

The buyer further acknowledges that they have had the opportunity to seek independent legal counsel regarding this policy, that no verbal representations supersede the written terms herein, and that this policy constitutes a binding agreement between the buyer and our company. This policy is subject to change without notice; the version in effect at the time of purchase governs your transaction.
